The Waterman is a 1930s warehouse-style building in the heart of Clerkenwell, reimagined by Ambit as a contemporary workspace for modern occupiers. Its characterful brick façade and Crittall windows hint at its past, while inside, the interiors have been stripped back and reworked to deliver high-spec, design-led floors ready for immediate occupation.

We supplied and installed all furniture for Level 4, a fully fitted Tenant-Ready™ floor designed to appeal to fast-moving tenants who want flexibility, function and style baked in. Working closely with Ambit, we curated a furniture package that complements the architecture, works across a range of settings, and gives The Waterman its own distinctive tone.

Reimagining a Clerkenwell classic

Visitors arriving at Level 4 are met with a confident, industrial-style reception desk from Isomi’s Blok range, reworked with a hot rolled steel finish and inset black Fenix worktop to suit the stripped-back feel of the building.

Just beyond reception, the waiting area pairs warmth and function through a mix of carefully chosen pieces. Twentytwentyone’s oak Coffee Table One sits beside Ethnicraft’s tall teak studio rack for storage and display, bringing natural materials into the foreground of the client’s arrival experience.

Work-Ready From The First Floorplate

In the open plan, Senator’s Freeway height-adjustable desks provide a healthy, flexible setup for modern teams. Freeflex task chairs, upholstered in Kravet’s geometric fabric, bring a soft contrast to the black frames and dark MFC surfaces.

Alongside the desking, we added end-of-desk storage from Rawside with built-in planters to subtly divide the space while introducing biophilic touches. Lockers and back-of-house storage from Ahrend complete the floorplate with a smart mix of open shelving, secure units and floor-to-ceiling storage walls, all finished in hard-wearing Pfleiderer laminates.

Spaces for Meetings, Moments and More

Meeting rooms are furnished with Rawside Workaround tables, round and rectangular. Chairs were selected for both function and tone: HÅG Tion 2160s in blush Gabriel Cura fabric for the Zoom Room, Task System’s UNA Executive range for formal meetings, and the JOANNA armchair in a soft Autumn Pink from Table Place Chairs for smaller touchpoints.

Social and shared areas are designed with style and softness in mind. Orangebox Coze booths offer acoustic comfort for casual chats or quick catchups, while the teapoint is brought to life with HAY’s RAY chairs and Audo’s Afteroom stools. Together, they help set the tone for tenants seeking a workplace that’s intuitive, comfortable and ready to go at The Waterman.
