Vallist’s first London flagship at Finlaison House reimagines the serviced office as a hospitality-led destination. Working with Modus, we brought together pieces that balance refinement with practicality. Warm woods, boucle fabrics, earthy neutrals and subtle colour punctuations give the building a sense of ease and longevity, while durable materials can support Vallist’s ambitions well into the future.

- A warm palette of oak, boucle and khaki tones complemented by sustainable choices such as chairs in recycled polypropylene and the tables made from coffee shell waste and recycled plastics.
Designed to Draw People In
The ground floor was conceived as a space where first impressions linger, more club than corporate. We specified Muuto Connect modular sofas in muted khaki upholstery, paired with NORR11 Little Big Chairs and Softline Cut pouffes that soften the lounge areas. Audo oak Androgyne Side Table, Rugvista Kelim loom rugs, and Mater Alder Lounge Table made from coffee shell waste and recycled polypropylene introduced tactility, while Modus PLC chairs in a rich red wine finish and Audo Co Lounge Chair upholstered in a light neutral colour gave the barista bar its own identity.
At reception, we paired a Hay Mags sofa, Sancal Nido lounge chairs with black legs and a Boss Sia mesh-back task chair for the reception desk, creating a comfortable and functional arrival point without losing the relaxed atmosphere.
Spaces to Work, Meet and Grow
On the upper floors, we focused on flexibility and longevity. Meeting suites were fitted with Workstories Air tables and matched with MDD Grace chairs in warm beige fabric and black frames. These chairs contain around one-third recycled content and are manufactured using FSC and PEFC-certified wood. Collaboration areas featured Rawside Frank tables with built-in planters and ORN Lorita chairs on castors, allowing the spaces to shift easily between uses.
Lounges carried through the same hospitality influence, with Hay Mags Low Armrest Corner Combination upholstered in a mix of deep burgundy-brown and monochrome boucle, Audo Co Lounge Chair and textured rugs from Muuto Ply Rug and Benuta Pop Cotton Rug Lenny in Terracotta, both made from recyclable fibres. Communal areas such as teapoints were paired with Lapalma Lem bar stools in oak and Ondarreta Hari Polypropylene chairs in clay and silk tones, combining durability with an understated finish.
In the basement, Bisley Pren lockers, Hem Last Stool in burgundy and sky blue splatter, and Norman Copenhagen Bit stool in black and white gave the amenity areas a practical yet characterful touch, keeping the building cohesive across all five levels.
